Banking Sector Rate Reduction Competition

According to ABC News, Australian banks are engaged in fierce competition in the mortgage market, lowering lending rates. Following Commonwealth Bank's reduction of loan rates across multiple products at the end of June, ANZ and Westpac immediately followed suit, and Macquarie Bank joined the rate cuts in July.

Property investor Kevin Wong negotiated to lower his loan rate by 0.5 percentage points from 7.29% for principal and interest repayment to 6.79% for interest-only repayment. He refinanced his mortgage from 750,000 dollars to 920,000 dollars to secure funds for investment property renovation.

Current Rate Levels

According to Finder data, the most competitive variable rates start at approximately 5.69%. Fixed rates range between 5.8% and 6% depending on term and conditions.

Mortgage broker Julian Choo revealed that dozens of banks lowered variable rates in the past month alone. He explained that banks offer favorable terms to new customers but do not actively inform existing customers.

Market Share Changes

MST Financial analyst Brian Johnson reported that among the Big Four banks, Commonwealth Bank holds the largest market share, followed by Westpac, NAB, and ANZ. Macquarie Bank is closely pursuing them and has the financial capacity to attract customers away from the Big Four banks through mortgage rate reductions.

Finder's Taylor Blackburn stated that as competition intensifies, banks are closely monitoring each other and evaluating customers individually.

Interest Rate Increase Possibility

Economists expect the Reserve Bank to raise the base rate at the end of this month or in November. Johnson predicts that banks will attempt to offset losses from increased borrowing costs through higher rates for existing customers, low-rate deposit accounts, and fees.

The Reserve Bank is scheduled to determine rates on September 29.
